ENVIRONMENTAL DUE DILIGENCE

These audits are used to determine the obligations of the owner or investor arising from the pollution of groundwater, soil, landfills or building structures and/or from failure to fulfil the requirements of applicable/prepared legislation. The audits make it possible to determine the scope and type of ecological damage at the location (land, premises, etc.). The audits include the collection of data, its evaluation, determination of technical measures, and enumeration of the costs to remedy unfulfilled legislative requirements and ecological damage.
For the owner, the audits are a valuable source of information for operational and sales requirements, and for investors they represent one of the decisive documents for determining the price of real estate (land, premises, etc.). For the state administration, the audits were a major source of basic information about the existence and scope of ecological damage at the time of privatisation and during the implementation of investment plans.
RISK ASSESSMENT
This is an effective and standard tool for determining the risks arising from the existence of polluted soils, groundwater and building structures, as well as landfills (ecological burdens), which pose a potential threat to environmental elements and human health.
Processing includes an evaluation of the risk in relation to the threat to the target subjects, recommendation of various measures and target parameters, and proposal of a techno-economic solution.
It is the basis for issuance of a decision by state authorities and for prioritizing the implementation of remedial measures, and is also a necessary component of the application for allocation of funds from state and regional funds.
E.I.A. (ENVIRONMENTAL IMPACT ASSESSMENT)
E.I.A notification, documentation and reports are an integral part of the approval process of buildings, operations and technologies at the stage of implementation and subsequent operation. Apart from the state administration, the general public also participates in the approval process.
The DOCUMENTATION assesses the complexity of the plan, data collection, evaluation of the impact on the individual environmental components, evaluation and selection of variants, and summary of impacts.
The ASSESSMENTS evaluate the completeness of the documentation, opinions of the general public and stakeholder bodies, completeness of the findings of the determination of all environmental impacts, including their mutual or synergetic actions, evaluation methods and completeness of the input information, design of the technical solution (preclusion or restriction of contamination or environmental damage), solution variants, and the design of measures and conditions for preclusion or restriction of the unfavourable impacts of the implementation and operations on the environment.
E.I.A. is the basis for the decision of state authorities and for determining measures to reduce the negative impact of buildings, activities and technologies, and it is also an essential component of related processes within the scope of integrated pollution prevention and overrun of the capacities of the facilities.
NATURAL ATTENUATION
This highly specialized activity is targeted at optimising the costs of sanitation work and includes monitoring (MNA) and evaluation of the impact of natural attenuation (RNA). Natural attenuation is loosely stated as the natural reduction of existing pollution by “self-cleaning” processes.
For monitoring and evaluation of the impact of NA, we prepared our own methodology known as ATEN-SERVIS, which is approved by SZÚ Praha. The principles of this method include a division of the contaminated territory into source and periphery areas, selection of an optimal method for sanitation intervention (one that shall utilise the natural potential (NA) to the highest degree), and determination and substantiation of the target limits of sanitation depending on the degree of RNA deployment.
SUPERVISION, OPPONENCY AND ASSESSMENTS
Supervision, opponency and assessment activities are performed for the requirements of the state and private sectors. Among other things, the activities assess the risks arising from conflicts of interest and compliance with the techno-economic parameters of the projects.
This is a highly specialized activity targeted at the control of plans and projects, the actual implementation of the sanitation and building construction works, and the financial flows.
